• Fixed term tenancy ie/ 6months
• Tenant’s only home
• Property furnished
• Property in England and Wales
• Guarantor
• No Pets
• Rent paid monthly
• Rent under £25k annually
• Tenant is an individual(s)
• Landlord won’t live at Property
• Tenant pays utilities & council tax
• Rent over 1k in London £250 elsewhere
• Tenant(s) renting the whole property

Tenant is to:

Keep tidy, clean and keep Property in repair (subject to fair wear and tear).

Keep the drains, gutters and pipes of the Property clear.

The tenancy is for a residential letting only (not business premises or where a business may be carried on by the Tenant(s), holiday letting or licensed premises. Do NOT use this document if you wish to let to the Crown, Local Authority or a Housing Association or if any of the Tenant(s) are an asylum seeker or a displaced person seeking temporary protection. If you have a Tenant who has occupied since before 15 January 1989 do not use this document.
